The property is located in a quiet, predominantly residential, cul-de-sac approximately a mile from Woodlane Campus.
We have one upstairs single room available at £360 pcm, This includes wifi but not other utilities.
The house has a modern, high efficiency, “combi” boiler. All rooms have radiators and recently installed doubleglazing incorporating fire safety openings. The house is rated at "C" which is better than average for private student accommodation.
It is well maintained, refurbished annually and kept in excellent decorative order.
Annual Service/ Maintenance Contracts and arrangements with local contractors etc. ensure that any problems with the gas, boiler, plumbing or electricity services are dealt with professionally and promptly.
The property has a current gas safety certificate which is renewed annually. The 5-year electrical safety certificate is current (renewed July 23) : the electrical safety of the property is professionally checked annually. All electrical items included are PAT tested annually. Copies of all current certificates are logged with the University and are available on request. Energy Efficiency rating C.
This is a no-smoking property.
While we have made a deliberate decision not to include a tumble drier on safety grounds (and our tenants' economy!) a large rear porch with a dehumidifier serves as a laundry drying room.
One single room is currently available as the tenant found it neceaary to leave the university on health grounds.
The property would be ideal for a post- graduate student. (Three third year female students have opted to return to the house for their final year.)
